The Residential Tenancies Act, 2006 (RTA) covers most residential rental units in Ontario including mobile homes, care homes and rooming and boarding houses. The Residential Tenancies Act (RTA) governs the relationship between the landlord and the tenant or tenants. The Landlord and Tenant Board (LTB) resolves:

  • disputes between residential landlords and tenants through mediation and adjudication
  • eviction applications filed by non-profit housing co-operatives

A tenancy agreement (the lease) is a contract between a landlord and tenant. In the contract, the tenant agrees to pay rent to live in a rental unit provided by the landlord. The lease also contains other obligations and rules relating to the tenancy.

As of April 30, 2018, the tenancy agreement must be in writing using the standard lease form developed by the Ministry of Housing. The form is called Residential Tenancy Agreement (Standard Form of Lease).
